PRINCEVILLE  

Ka’iulani of Princeville  The last building is being framed at Ka'iulani of Princeville and should be completed by July.  Over 60% of the 77 attached luxury homes have been turned over to new owners and the recreation area with three pools and a spa should be open by the end of March.  The developer is offering incentives for the remaining unsold homes.  Prices range from $995,000 to $1.95 million.  One year's paid association fees plus free upgrades are being offered by the developer on the remaining 12 units.  Call us at 808-652-9402 for availability, pricing and other details.  Click through out our Ka'iulani Web Page. 

Nihilani at Princeville – Condominium community currently under construction, to be completed in 2007.  Four floor plans with two and three bedrooms.  Interior square footages range from 1,406 to 1,972.  Air conditioned with two car garages.  Priced from $700,000 to $900,000.  Call for current availabilities

The Greens – Single family home neighborhood, under construction near the Princeville Fountain.  A new road will parallel the highway leading from the Prince Course Clubhouse to the Fountain through the Greens.  Details to follow. 

The Meadows – a new project planned in an area near the Prince Clubhouse.  Details to follow.

POIPU & KOLOA

Kukui’ula – 1/21/08 - Project Update:  Tom Weiskopf has been walking the first six holes of the Kukui'ula golf course with the Wadsworth Golf Construction Company.  Tom will begin to incorporate his personal touch as the plating is completed and the grading continues.  In 2007 Kukui'ula completed the Mauka Collection core infrastructure and broke ground on the Makai Collection, the Western Bypass Road and the Major Project Road.  They received their Mass Grading Permit and acquired a Class IV permit approval to construct workforce housing.  Grading permits and vertical construction commenced at the Kukui'ula Village commercial center and utility lines were extended into the project.  Custom home sites and Plantation Cottages are currently available.  Two other subdivisions within the project have approvals pending on completion of infrastructure and construction of a bypass road.  The entire project could take up to 10 years to complete.  Construction has already begun at Kukui'ula Village, a community shopping center in the Poipu/Lawai area.  Completion is anticipated to be within the year.  A variety of restaurant, retail and office spaces are available for lease in a new center influenced in design by the character of Old Koloa Town.  There will also be raised grass stages and hula mounds will be used for community events, farmer's markets and craft exhibitions.   Call us for details.

Royal Palms at Poipu Beach - a 120 unit condo community centered on a tropical pool complex, complete with its own white sand beach and water slide!  1, 2, and 3 bedroom resort condos, priced from the high $600,000 range to over $1,000,000.  Construction was scheduled to begin in 2007, but sales were suspended according to the developer due to delays in obtaining permits. 

PiliMai at Poipu - 191 condominium attached homes from The $600,000 to $900,000 range.  2, 3, and 4 bedrooms with up to 3.5 baths.  1,731 to 2,259 square feet.  Seven floor plans.  Located on Kaihuna Road between Royal Palms and Wai'Nani adjacent to the Kiahuna Golf Club.  The project has been issued a building permit by the County of Kauai.  The 20 acre project site is currently undergoing grading and water line installation is currently in progress.  The first phase of two to four bedroom townhouses is expected to be completed in 2009.  The project will have a total of 191 townhomes in all.  Call us for pre-construction pricing and information.

Wai’Nani at Kiahuna - surrounded by the Kiahuna Golf Club, in legendary Poipu, Kauai.  These homes are spacious, with cathedral ceilings, indirect, recessed lighting, skylights that welcome the stars, and large windows that offer spectacular ocean and golf course views. 17 acre site.  70 Single Family Luxury homes with golf course and ocean views.    Homes from 2400 to 3100 square feet.   Construction began on the site work in 2007 with scheduled completion of three model homes by the Spring of 2008.  Homes are priced from $1.7 million to over $2.8 million.   Developers are offering a one year leaseback on their three model homes that overlook the golf course.  These homes are all priced at over $2,000,000.  The largest model has an ocean view and swimming pool.  Call us for specifics on the leaseback program.   

Koloa Makai - 17 fee simple condominium units on two acres in Koloa.  Models are 2BR/2BA & 2BR/2.5BA and two story.  Owner occupant reservations are being taken from now through approximately January 20th.  Minimum price is $795,000. 

Koloa Landing at Poipu Beach - 323 residential condominiums on 25 acres located near the Sheraton in Poipu on the ocean side of Poipu Road.  2, 3 and 4 bedroom suites with interior finishes and furnishings included in the sales price.  Prices range from the $900,000's for two bedroom floor plans to up to $3 million for 4 bedroom penthouse floor plans.  The majority of the 2 and 3 bedroom condos will be in the $1 to $2 million range. 

Poipu Aina Estates - 17 rural estate acreage parcels being developed along the Koloa Bypass Road. 

Poipu Aina Estates is unlike any other real estate development on the Hawaiian Islands.  This is a rare opportunity to purchase land that has been set aside to build - not just a home - but a rural estate.  What you do with your estate is up to you - build a home, construct a stable, raise exotic fruit-bearing trees, tend to a tropical flower garden or do a combination of all of these. 

Permanent features of Poipu Aina Estates include bridle paths and an active 7-acre sod farm which helps maintain the agricultural feel and purpose of this development.

Custom homes can be built, and the developer has also partnered with a local architect and builder who are currently working on plans for homes offering a gracious island lifestyle for additional convenience.

 LIHUE AREA

Kauai Lagoons – 327 acre property located near the Kauai Marriott and the Lihue Airport and includes the Mokihana and Kiele Golf Courses.  Two Jack Nicklaus Signature Golf courses, world-class spa, fine restaurants and the stunning 38 acre lagoons.  The Fashion Landing Mall will be renovated with a spa, restaurant and real estate offices.  Plans call for about 600 condos, single family home and timeshare units around the 38 acre man-made lagoon when the project is completed.  18 hotel rooms will also be built under required zoning rules.  Possibly 80 single family ˝ acre lots will be built around the two existing golf courses.    RITZ-CARLTON RESIDENCES - 14 distinctive residences on the ocean's edge.  Two, three and four bedroom designs, from 2,519 to 3,499 interior square feet.  Priced from $5,000,000 TO $6,500,000.  GRAND RESIDENCES BY MARRIOTT - Reservation Event to be held soon for 78 two and three bedroom residences.  Prices from $1.7 to $3 million with spectacular ocean, bay, golf, mountain, pool and lagoon views.  RITZ CARLTON CLUB - Deeded Fractional Ownership with 21 Day Intervals.  Details to be announced. 

Kohea Loa - Master Planned Community located in Hanama’ulu on a triangular piece of property near the intersection of Kahio and Kapule highways.  Four distinct neighborhoods are planned and will offer a total of 440 homes with 176 of these planned homes priced to meet Kauai’s affordable housing requirements for local residents.  Project to begin after 2007.  Details to follow.

Lihue Infill – 1,500 units between Hanamaulu and Lihue – details to follow.

Ho-okeana at Puhi – an affordable housing development will create 56 condominium homes available for purchase within the next two hears.  Project of D.R. Horton-Shuler Homes LLC and will not begin construction until 2007.  Building Type One -12 homes per building ranging from 752 to 955 square feet.  Building Type 2 will have four homes per building ranging from 1345 to 1385 sq. ft.  This is the final increment of affordable housing that Grove Farm is obligated for in the Puhi-Lihue planned community.

KAPAA & EAST SIDE AREAS

 

Waipouli Beach Resort – Located on the beach.  The newly completed resort features a large central swimming pool with water slide.  Call for current inventory information. 

Islander on the Beach – Oceanfront complex on Kauai’s Coconut Coast.  200 Condominium Hotel Suites that have been newly refurbished with tile flooring, granite countertops, tropical furnishings and other amenities.  Full ownership prices currently range from the mid-$200,000 to mid-$300,000’s.  Partial ownership two month shares are available on some oceanfront units from $110,000.  Call for current inventory and pricing. 

Kealanani Above Kealia Beach - New agricultural subdivision located on 2,021 acres.  Kealanani is comprised of 190 homesites ranging in size from 3 to 100 acres.  Residents will participate in agricultural activities such as tea production, taro farming, cultivation of tropical fruit trees including cacao.  Already on the property are a reservoir and extensive waterways for irrigation which will be made available to each individual property.  Home sites are not yet being offered for sale, but the developer is collecting names and addresses of people interested in this project.  Contact us for more information.

Kai Olino at Port Allen  - 75 unit condominium on 17 acres.  Five floor plans for 2 and 3 bedroom condos ranging from 1,034 to 1,299 square feet.  Amenities include a swimming pool and barbeque area.   Prices start at $420,000.

Kealaula at Port Allen - 60 Single Family homes on approx 6,000 square foot lots are planned, averaging 3BR/2BA and 1,200 square feet of living space.  300 applications have been received for the 60 homes.
