8/20/07:  Resort Real Estate Market Stays Strong according to PACIFIC BUSINESS NEWS

Hawaii's resort market has seen the average price for vacation homes soar by nearly 24% in the last year, even as the number of homes, land and condominium sales declined by 9 percent, according to a new report.  Prices have been on an upward march since 2004, driven in part by the number of single-family resort homes selling for $2 million and up, according to the second quarter market report released this week by local real estate analyst Ricky Cassiday. 

The average price of a single-family home in a resort-zoned master planned community, such as Wailea on Maui or Mauna Lani on the Big Island has more than doubled, from nearly $1.4 million in 2004 to more than $3 million in 2007, said Cassiday, owner and president of Data @ Work.  And the outlook for the market -- which accounts for about 10% of the total residential sales in Hawaii... but 30 percent of the total dollar volume... remains strong, despite the slackening of sales in the past year. 

Resort Real Estate Insight

We recently traveled to what we in Hawaii call the “Mainland” to attend a National Association of Realtors sponsored class on Resort and Second Home Real Estate. Our classmates were from Northern California and Northern Nevada from resort communities like Lake Tahoe, Reno, Paradise, and Truckee. There were three of us from Hawaii! It’s very interesting to compare notes on the current real estate markets in our areas, as well as the information we’re getting from the national scene.  Interesting facts:

Did you know that the #1 state for second home purchases is… Virginia! Who would believe it? Our instructor says everyone has to get out of the beltway on the weekend or they’ll go crazy!  Did you know that 80% of second home owners never rent their homes?...

Today, Alaska Airlines announced that they will be offering daily non-stop flights from Seattle to Lihue beginning this October 28th....
